I liked the last example of the property that needed just a little rehab ($10,000.) The reason so is that this confirms what is happening with my very first deal that is due to close at the end of the month.

I am purchasing the house for $283,500, and it is worth $435,000 with about 20 to $25,000 in repairs. I am getting a loan at 7% for $350,000 = cash back at closing. Woo Hoo!!!

I wasn’t sure if this was ok to do, but now I feel very comfortable doing it!!

About 6 months ago I decided I wanted to venture into Real Estate as a way to financial independence. I was fortunate enough to meet Virginia Swanson at a Real Estate Club. I had purchased my first house as an investment property. In July, but needed to wait to purchase my second due to my finances. Thanks to Virginia I have just started the process of buying my second house with the anticipation of buying 2 to 3 more in the near future.

After several months of not being involved as a student, I have returned to Millionaire Academy. I am impressed with their continued growth. Today I attended the Portfolio Class (taught by Virginia) and gained valuable knowledge on how to put my equity to use to purchase other investments. This course is really impressive. I have learned how to communicate with the bank, loan officer and other agencies that will help me get a bank reduction of foreclosed properties.
In addition, the second aspect that motivated me more to become a real estate investor is a creative idea to communicate with the escrow company to open escrow per bank requirements to do short sales in the foreclosure.
Finally, I felt and saw the importance of writing a written contract between buyer/seller to establish mutual relationship and trust.
